The primary elements of dissatisfaction seem to be:

That conveyancers register transfers without having obtained any levy clearance certificate from the body corporate, in contravention of Section 15B(3)(a)(i)(aa) of the Sectional Titles Act, No 95 of 1986;

That conveyancers obtain a levy clearance certificate for a certain period from the body corporate, but register transfer after the certificate has expired;

That, as a result of the conveyancer's omissions as per 2.1 and 2.2 above, levies due by the seller to the body corporate at the date of registration of transfer remain unpaid and the conveyancer thereafter refuses to co-operate with the body corporate in collecting the outstanding amounts;
- The conveyancers sometimes omit to pay the fee due to the body corporate for issuing the levy clearance certificate.
