Welcome once again to the Johannesburg GhostConvey Club! Our aim is to provide you with useful GhostConvey related information on a monthly basis, in addition to some more light-hearted hints, recipes, jokes etc, and not forgetting our regular competitions with some fantastic prizes up for grabs.

There's something about Mary…




On Monday 20 July 2009, all of us at Deneys Reitz will feel an additional chill as the normal workday commences. The reason will not be because our office's central heating system became a victim of load-shedding, nor because the year is already rushing to its conclusion - it is simply because Mary Kruger will be leaving Deneys Reitz after more than 42 years.

The other day she proudly stated that during her lifetime, she only ever had three jobs - in her native Scotland, thereafter in New Zealand and since the '60s with Deneys Reitz. Apart from two short breaks in service to raise her and Carl's three children, Mary worked tirelessly in many different departments of Deneys Reitz, from Shipping, Insurance to Litigation and for the better part of the last two decades in Property and Conveyancing.

Her extraordinary ability to remain calm under pressure and her enormous capacity to remain diligent and professional at all times made her an absolute pleasure to interact with, whether you were one of the attorneys at our firm, a colleague at another firm or a client. Not a week went by without someone commenting about the pleasures of working with "that friendly lady with the accent". She instills a certain calmness and confidence that everything will be taken care of, even in the most heated of transactions.

Mary often talks about her memories of working in New Zealand in the mid-Sixties and her one former colleague, of English descent, used to always ask her in front of others: "Now Mary, tell us - What is the best thing to ever come out of Scotland?" upon which she had to respond in her then more Scottish accent: "Oh sir, it must be the road to England!"

At Deneys Reitz, we beg to differ: To us, Mary Kruger was the best thing to come from Scotland, and we will always treasure her professional attitude and approach, and kind and generous nature and wish her and Carl all the best for the future!

Introducing more of our Ghostware Products







WinDeed Primary Users can optimise the use of WinDeed! The Primary User can manage, edit and update all user and company information on WinDeed via the web site, www.windeed.co.za. Here's how:

CHANGING USER DETAILS
If a user changes a name, phone number or e-mail address, the Primary User can update these details on the system.

To update user details
  1. Go to http://www.windeed.co.za and click My Folder on the navigation bar.
  2. On the Sign In page that appears, fill in the User name, Password and Company No fields with the information received in your registration e-mail, and click Login.
  3. On the left-hand menu, click User Profile.
  4. On the User Profile page that appears, select the user whose details you wish to edit and click the Edit button.
  5. On the Edit User page that appears, change the appropriate details.
  6. Finally, click the Submit button at the bottom of the page.
Once you have successfully changed a user's details, you are returned to the User Profile page.

NOTE: All users may change their own details, but only Primary Users can change other user's details.

ADDING USERS
The Primary User can add new users to an organisation's WinDeed account and their searches will be included on that organisation's monthly WinDeed invoice. WinDeed will send an e-mail to the Primary User and the new user confirming his/her registration.

To add a new user:
  1. Go to http://www.windeed.co.za and click My Folder on the navigation bar.
  2. On the Sign In page that appears, fill in the User name, Password and Company No fields with the information received in your registration e-mail and click Login.
  3. On the left-hand menu, click User Profile.
  4. On the User Profile page that appears, click the Add button.
  5. The minimum requirement for adding a new user is that you fill in all fields accompanied by red asterisks. Providing additional information is optional.

Please note: Credit Bureau search capability can be requested for a new user. No additional paperwork is required after the organisation has been initially approved for Credit Bureau searching. If TransUnion searching is required, select the Activate TransUnion check box.
Once you have provided all the required information, you can click the Submit button at the bottom of the page to add the user.

DEACTIVATING USERS
Deactivating a user immediately disables that user's search rights. It does not, however, remove him/her from the list of users and he/she can be reactivated at any time if necessary.

To deactivate a user
  1. Go to http://www.windeed.co.za and click My Folder on the navigation bar.
  2. On the Sign In page that appears, fill in the User name, Password and Company No with the information received in your registration e-mail and click Login.
  3. On the left-hand menu, click User Profile.
  4. On the User Profile page that appears, select the user whose details you wish to edit and click the Edit button.
  5. On the Edit User page that appears, select the InActive check box.
  6. Finally, click the Submit button at the bottom of the screen.


DELETING USERS
Deleting a user from the WinDeed system immediately removes the user from the WinDeed account and, from that point onwards, he/she will not be able to perform any searches. The deleted user and Primary User will both receive an e-mail confirming the user's removal from the organisation's WinDeed account. Please note that only users who have not made any WinDeed searches can be deleted - if they have made searches, they must be deactivated (see above).

To delete a user from the WinDeed system
  1. Go to http://www.windeed.co.za and click My Folder on the navigation bar.
  2. On the Sign In page that appears, fill in the User name, Password and Company No fields with the information received in your registration e-mail and click Login.
  3. On the left-hand menu, click User Profile.
  4. On the User Profile page that appears, select the user you wish to delete and click the Delete button.
  5. A confirmation box appears displaying the message: "Are you sure you want to delete?" Click Yes to confirm.


ASSIGNING RIGHTS FOR CREDIT BUREAU SEARCHES
To assign rights for credit bureau searches
  1. Go to http://www.windeed.co.za and click My Folder on the navigation bar.
  2. On the Sign In page that appears, fill in the User name, Password and Company No fields with the information received in your registration e-mail and click Login.
  3. On the left-hand menu, click User Profile.
  4. On the User Profile page that appears, select the user to which you wish to assign credit bureau search rights and click the Edit button.
  5. On the Edit User page that appears, select the Activate TransUnion check box.
  6. A list of all Trans Union Products is displayed and all products 6. are selected by default. If any of the credit bureau searches are to be limited, clear those check boxes.
  7. Note: You can click information button next to the TransUnion Products heading for TransUnion product definitions.
  8. Finally, click the Submit button at the bottom of the screen.


LIMITING TYPES OF CREDIT BUREAU SEARCHES
Users activated for credit bureau searching will be given access to all available searches by default. It is, however, possible to disable search options.

To disable search options
  1. Go to http://www.windeed.co.za and click My Folder on the navigation bar.
  2. On the Sign In page that appears, fill in the User name, Password and Company No fields with the information received in your registration e-mail and click Login.
  3. On the left-hand menu, click User Profile.
  4. On the User Profile page that appears, select the user whose credit bureau search rights you wish to edit and click the Edit button.
  5. On the Edit User page that appears, scroll down to the TransUnion Products list.
  6. Clear the check boxes next to each product to which you wish to disable searches.
  7. Finally, click the Update button at the bottom of the page.


CHANGING ORGANISATIONAL DETAILS
The Primary User can update the Organisational details.

To update Organisational details
  1. Go to http://www.windeed.co.za and click My Folder on the navigation bar.
  2. On the Sign In page that appears, fill in the User name, Password and Company No fields with the information received in your registration e-mail and click Login.
  3. On the left-hand menu, click Organisation Profile.
  4. On the Organisational Profile page that appears, update the appropriate fields.
  5. Finally, click the Update button at the bottom of the page.

GhostConvey handy hints
NEDBANK CANCELLATION FIGURES - TRANSFERS
A facility has been added to request cancellation figures from Nedbank electronically.
Note -
  • The electronic request facility will be available for all transfers where the 'Institution holding title deeds' is Nedbank.
  • It is necessary to have access to the Internet when sending the request.
  • Every Nedbank branch has to be activated by selecting the relevant 'Nedbank Operational Region' linked to that Branch in , as follows -
    o Open Transfer>Title Deed Institutions.
    o Select a relevant Institution/branch.
    o Tick the check box 'Nedbank electronic cancellation figures'.
    o Click on the 'Operational Region' field and select a region from the drop down list.
    o Click the 'Save' icon to save the changes.
    o Repeat per branch.








To use the feature -
In the transfer matter ensure that values have been captured for these fields -
  • Parties (English) (in tab).
  • Short Description (English) (in tab).
  • Transferor cell number ('Transferor Correspondence' section in tab).
  • Transferor Name ('Transferor Correspondence' section in tab).
  • Bond over the property check box ticked ('Other Correspondence' section in tab).
  • Bond Account Number ('Other Correspondence' section in tab).
  • Institution holding Title Deed ('Other Correspondence' section in tab).














To transmit the electronic request -
  • Ensure that there is an open connection to the Internet.
  • Click on the menu and select 'Nedbank Cancellation Figures'.




  • Select the branch from the drop down list.
  • In the dialog box, the matters pertaining to the branch/region selected as the 'Institution holding title deeds' will appear.
    This list of matters excludes all matters where there has been a prior request for cancellation figures, i.e. where a date has been captured in the tab for 'Title deed requested' and/or for 'Cancellation figures requested'.
  • Select the matter/s.
  • Click 'Send'.



The matter history will record the request twice. Once when generated and again when the request has been received successfully by Nedbank.
Note that Nedbank will respond by sending details of the cancellation figures to the requesting attorney via email.
Note that the following information has to be captured before the request can be sent -
  • Our Reference (in the matter).
  • Firm Name (in )
  • Firm Address (in )
  • Firm Telephone Number (in )
  • Firm Fax Number (in )
  • Logon user email (in )
  • Parties (English) (in tab)

A facility has been added to request cancellation figures from Nedbank electronically.
Note -
  • The electronic request facility will be available for all Banks where the Cause of Action' of the bond is 'Switch'.
  • It is necessary to have access to the Internet when sending the request.
  • Every Nedbank branch will have to be activated by selecting the relevant 'Nedbank Operational Region' linked to that Branch in , as follows -

  • Setup>Bonds>Institutions>Nedbank Limited.
  • Select the branch.
  • Click on the tab of the selected branch.
  • Click on the 'Operational Region' field and select a region from the drop down list.
  • Click on the 'Save' icon to save the changes.
  • Repeat per branch.




To use the feature -
In the bond matter ensure that values have been captured for the following fields in the tab -
  • Cause of Action
  • Short Property Description
  • Short Name for Sorting
  • Institution holding Title Deed
  • Cancelled Loan Acc Number
  • Mortgagor cellular number

Recipe of the month - Stuffed ricotta, spinach and mozarella chicken breasts - 4 Servings


Prep time 15 min
Cook time 1 hr
Ready in 1 hr 15 min


Ingredients (Nutrition)
  • 4 skinless, boneless chicken breast halves
  • Salt and pepper to taste
  • 1 (15 ounce) container ricotta cheese
  • 1 (10 ounce) package frozen chopped spinach, thawed and drained
  • 1 clove garlic, minced
  • 2 eggs, beaten
  • 1 (8 ounce) package shredded mozzarella cheese, divided
  • 1 (16 ounce) jar spaghetti sauce
Method
  1. Preheat oven to 350 degrees F (175 degrees C).
  2. Season chicken breasts with salt and pepper to taste. Slit open on the side for stuffing; set aside.
  3. In a medium bowl, combine the ricotta, spinach, garlic, eggs and 3/4 of the cheese. Mix well and stuff each breast with 1/4 of the mixture; secure with toothpicks and place stuffed breasts in a lightly greased 9x13 inch baking dish. Pour sauce over all and sprinkle with remaining cheese.
  4. Bake at 350 degrees F (175 degrees C) for 45 to 60 minutes, or until chicken is cooked through and juices run clear.
