More than 700 000 South Africans live in a sectional title complex and they need to know what this entails. The most important aspect of which is the financial health of the body corporate. One must ascertain from the balance sheet and income statement whether it is financially sound, even if this means getting professional opinion. The absence of debts will indicate that the body corporate will be able to pay for municipal rates and levies, repairs and maintenance.

A well maintained sectional title block should also indicate the financial health of the complex. Sectional title ownership has a lot to offer, mainly the sharing of costs and improved security. Of course living on top of others can be a bit of a downer.
