Sectional conduct rules

Model conduct rules exist in Annexure 9 of the Sectional Titles Act 95 of 1986. They determine how a scheme will be run on a day-to-day basis, and can be adjusted to suit specific circumstances. These rules cover the following topics:
1. Animals, Reptiles and Birds
2. Refuse disposal
3. Vehicles
4. Damage alterations or additions to the common property
5. Appearance from the outside
6. Signs and notices
7. Littering
8. Laundry
9. Storage of inflammatory material and other dangerous acts
10. Letting of units
11. Eradication of pests

They can only be changed by a special resolution of the body corporate - that is, 75 percent of the unit owners forming a quorum at a meeting. The article contains other useful insights, such as the fact that if the correct procedures are not followed and amended conduct rules are not filed at the Deeds Office, they cannot be enforced.
